Moratorium NOW in the Village of Mamaroneck (VOM)

Preserve Mamaroneck:

Stop Overdevelopment Now!

The Village of Mamaroneck is at a tipping point. Overdevelopment is not just a threat, it’s a crisis impacting our environment, safety, and future.Join the efforts to protect our village from overdevelopment! As the 6th most densely populated area in Westchester County, our village is at a breaking point.

Overdevelopment threatens our environment, increases flooding, destroys green spaces, and compromises resident safety. We are calling for a six-month building moratorium to pause demolitions and construction while we implement critical updates to zoning laws and policies. Together, we can preserve Mamaroneck’s unique character, ensure resilience against future risks, and protect our community for generations to come.

Mamaroneck's Path to Overdevelopment

A Timeline of Growth, Floods, and Strain

Major Developments Built In Flood-Prone Areas Include:

  • 1999: The Avalon

  • 2005: MAS School Expansion

  • 2007: 726 Old White Plains Rd

  • 2008: Sweetwater Condos

  • 2017: Sheldrake Apartments

  • 2019: The Mason and Grand Street Lofts

  • 2022: MAS School Expansion

  • 2024: Village Lofts

We Need a Moratorium

Act Now!

We are demanding a six-month building moratorium to stop demolitions and unchecked construction while we overhaul our zoning laws and policies. This critical pause will allow us to:

  • Strengthen building codes to protect green spaces, reduce flooding, and mitigate stormwater runoff.

  • Prevent construction in flood-prone areas and reassess risky development plans.

  • Address traffic congestion and create safer streets for pedestrians.

  • Preserve Mamaroneck’s character by limiting large-scale developments.

The future of our village depends on decisive action today. Together, we can protect our homes, environment, and safety.

  • In 2023, 130 "drop-in" students enrolled after the school year began, overwhelming resources.

  • School enrollment is back to peak levels last seen in 2017, despite inaccurate trend reports from external sources. We are on par with the major cities like New Rochelle, White Plains, Mt Vernon and Yonkers, yet we have lower state funding than these other districts. More information can be found here.

  • ESL enrollment has doubled in five years, now reaching 312 students, adding to the strain on educational services.

  • Hommocks Middle School cannot accommodate an entire grade at lunch due to overcrowding.

  • Pre-K offerings have been reduced to three classes due to lack of space.

  • Post-COVID, there has been an "explosion" in the need for services addressing learning deficits and mental health challenges.

  • Mamaroneck has one of the lowest tax levies per student in the region, making the current enrollment levels financially unsustainable.

School Capacity and Resource Strain

  • From 2010 to 2020, the village population increased by 6%, with only 71% census participation, suggesting even higher growth.

  • Mamaroneck is the 6th most densely populated village in Westchester County, with the largest population concentrated in its most vulnerable flood-prone areas.

  • Since 1999, the village has experienced 15 catastrophic flood events, exacerbated by overdevelopment.

  • Overpopulation has led to increased traffic congestion, creating more dangerous conditions for pedestrians and cyclists.

  • The village has seen a rise in accidents and even fatalities involving pedestrians, especially near schools and heavily trafficked intersections.

  • While traditional traffic control measures can contribute to pedestrian safety, they may not fully address underlying issues related to increased population density and traffic volume.
